Safe Room/Gun Room experience?

I'm downsizing my life and trying to simplify. I'm going to unload the big house and move into a smaller place we own outright.

I'd like to dedicate a room to firearm storage, safe room, hobby room. I see some steel framed "safe rooms" on the internet that you assemble by bolting together and secure it to the slab. 5x12 right now does it, but a little tight with workbench, etc.

I have a bedroom that's probably 9x12 I could dedicate to being a safe/gun room. There is also an exterior utility room, freestanding that I could pour walls solid, air condition, etc.

Does anyone have any experience with this sort of endeavor or a source in mind?
